Compare roof systems, think through colors and learn what should be included in a metal roofing proposal before you schedule a visit.
UNDERSTAND YOUR OPTIONS
What should you compare?
Ribbed, exposed-fastener panels
A defined rib pattern with visible, color-matched screws. Often a more economical starting point than standing seam.
Before you decide Ask about panel profile, metal thickness, coating, fasteners and the inspection plan for screws and sealing washers.
Snap-lock / standing seam
Raised seams and concealed attachment create a cleaner roof surface. Snap-lock is one type of standing-seam system.
Before you decide Confirm the exact system is suitable for your roof slope. Compare fastening details, finish, flashing and installation scope—not just the panel name.
FIND YOUR DIRECTION
Styles and colors that fit your home.
Start with your brick, stone, siding and trim. Charcoal and gray can create a quiet backdrop; reds and greens can make the roof a stronger feature. Our existing project collection includes evergreen and rustic red roofs. Ask for physical samples of the actual panel and finish before choosing.

PLAN THE INVESTMENT
What changes the price?
Compare complete written scopes. A lower total may include different materials, less preparation or fewer repairs.
For a useful starting conversation, share a few photos, your project goals and whether you want repair or replacement options.

START WITH THE PROBLEM
Recognize the concern. Ask about the cause.
These examples help you describe a problem; photos alone do not confirm a diagnosis. Share pictures you can take safely from the ground.
Leaks near screws or penetrations
Describe where and when water appears. A ceiling stain alone does not identify the roof entry point. Ask for documented findings before agreeing to a repair.
Rust, loose trim or damaged panels
Close-up photos help start the conversation. The coating condition, extent of damage and ability to match panels affect repair options.
A roof that keeps needing repairs
Compare the proposed repair scope with replacement options and the maintenance each would require. Repeated symptoms deserve a clear explanation of the cause.

BEFORE YOU REACH OUT
Questions worth asking.
Is every standing-seam roof the same?
No. Snap-together and mechanically seamed systems have different profiles and installation requirements. Ask which exact system is proposed and why it suits your home.
Is metal roofing maintenance-free?
No. Ask for a maintenance plan that addresses debris, flashing, penetrations and the fasteners used in the proposed system. Concealed fasteners do not eliminate all roof maintenance.
Can metal go over my existing shingles?
That needs a site-specific assessment. Ask how the existing roof and deck will be evaluated, how moisture and ventilation will be addressed, and whether the proposed assembly meets applicable requirements.
Will a metal roof be noisy in rain?
Sound depends on the full assembly, including the deck, insulation and ceiling. An open metal porch is a different situation from a roof over an insulated living area. Discuss both if your project includes them.
How long will it last, and what is covered?
Painted panels carry a 40-year manufacturer’s warranty; unpainted Galvalume panels carry a 20-year manufacturer’s warranty. Most installations include a standard 5-year labor warranty. Extended warranties are available with regular inspections and preventive maintenance plans. Refer to the written terms for coverage and exclusions.
Can I compare metal with shingles?
Yes. Compare the complete installed scope, appearance, maintenance and written warranties for both. See our shingle roofing page, then ask for options appropriate to your home.
WHEN YOU’RE READY FOR A PROPOSAL
Compare the scope. Then compare the price.
Exact panel manufacturer, profile, thickness and coating
Removal or recover scope, including disposal
Deck repair allowance or unit price for hidden damage
Underlayment, flashing, trim and ventilation details
Installation schedule, cleanup and separate warranty terms

PREPARING FOR METAL ROOFING
Can metal roofing go over shingles?
On a suitable existing roof, metal panels can be installed over shingles. Retaining the shingles can reduce tear-off and disposal costs and keep that material out of the landfill. We first assess the roof deck, existing layers, moisture damage and the selected panel system, and confirm applicable local requirements.
Project photoAn existing shingle roof retrofitted with wood furring strips so metal panels can be screwed to the strips.
Prepare the attachment surface
This project shows wood furring strips fitted over the shingles to provide attachment points for screw-fastened metal panels. Strip spacing, fastening and separation layers must suit the selected roofing system.
Add weather protection
The new metal roof becomes the outer weather-protection layer. Flashing, transitions and ventilation still need a complete installation plan; existing damage must be addressed before it is covered.
Plan thermal performance
A designed airspace and compatible insulation can improve thermal performance beneath the metal roof. Existing shingles alone do not provide a specified insulation value; discuss the assembly and any added insulation in your proposal.
